Lake Winnipesaukee Real Estate: Where Does the Market Stand?
If you own a property around Lake Winnipesaukee, you may be wondering whether the market is still as competitive as it was a few years ago.
As of September 24, 2026, the broader Lakes Region market had:
- 577 active listings
- $575,000 median sold price over the previous 60 days
- 98% median sale-to-list ratio
- 68 median days on market
- 4.5 months of inventory
That represents a market where buyers have more opportunities to compare properties, making accurate pricing especially important.
But Waterfront Is Its Own Market
Lake Winnipesaukee waterfront properties can behave very differently from the overall Lakes Region.
According to a September 2026 Lake Winnipesaukee market report, 16 privately owned waterfront homes sold in August, with an average sale price of approximately $2.23 million. The average property spent 27 days on the market and sellers received an average of 100.5% of asking price.
That doesn't mean every waterfront property will sell quickly or above asking.
It means buyers are still willing to pay substantial prices for the right property.
