At 362 South Shore Road, a 2-bedroom, year-round waterfront property with 120 feet of private waterfront and a dock sold for $1.2 million in July after just five days on the market.

Then there was 148 South Shore Road, a 2-bedroom cottage with approximately 140 feet of waterfront. It sold for $1.4 million, or about 116.7% of its original $1.2 million asking price.

But another Merrymeeting Lake property at 78 South Shore Road sold for $585,000, demonstrating just how much property characteristics can influence the final price. That home had 3 bedrooms, approximately 1,200 square feet and lakefront access, but different size, condition and property characteristics from the higher-priced sales.
