If your home has been listed throughout the summer without receiving the offer you hoped for, the end of August can be a good time to reassess your selling strategy.

That doesn't automatically mean you need to reduce your price. Instead, look at the complete picture.

Ask yourself:

  • Is the home priced competitively against current listings?
  • How does it compare with recently sold homes?
  • Are buyers commenting on condition or specific features?
  • Are your photos showcasing the property effectively?
  • Has showing activity changed?
  • Is your home standing out from the competition?

The Seacoast market can vary considerably between communities and price ranges, so a strategy that works in one neighborhood may not work in another.

Before making a major change, review your current market position with a local real estate professional and determine what adjustments, if any, make sense.
